@BJ Henderson and @Merrick Loveland are two wholesalers I know of that have marketed some good deals recently.

Those are some great points. I've been using Zillow to estimate rent rates for an area. But for low income areas most rentals would be off MLS, I was just thinking the few on their are a good indicator for price. But it's probably a bad indicator of demand.

So what other resources do people use to gauge rental rates? Would property managers help? @Ned Carey

2 blocks of downtown? I would say that's already in a good developed/developing area, no? I would move on it if the price was right.

Remember to also take into account the sale date when looking at comps. I know I've seen some sold prices on Zillow from 2015 that are way different than more current sale prices. It throws me off sometimes when I forget to click on the property and look at the sale date. Is there a way to filter out old sales on any of the MLS sites?

I live in North Carolina, but was checking out a property in Baltimore, I dont know the market. 

Am I interpreting Zillow results correctly? There are a lot of rentals that have been on the market for over ~50days compared to Raleigh. Is it taking a long time to rent townhomes right now? 

Is there a site that shows average DOM for an area? I'm specifically wondering about the Easterwood area in Baltimore.

Yea, I'm was planning on letting him know that I need a really low lease payment may be enough to cover tax and utils while I look for a long term tenant. I would think he would be ok with that considering he's not getting any income right now for the property. 

I tried to get some info from 2 Realtors with a property on the same street, but they "did feel comfortable giving advice on a property they weren't listing". I try to be more general and ask what do they think about smaller b class offices in the area. Thanks for the tip.

@John Hickey when you find which podcast this was on if you find the time share it on this thread that would be awesome, Im always trying to make my google drive for dollars a more painless process! 

I remember hearing that in a podcast, don't know which one tho.

The guy was using  IFTTT, should be easy to setup. If you send a text to a specific number then save the text to google drive. He was also using siri to send the text.

I just take a picture of the house with "geo tagging" enabled. This saves the GPS cords (My old phone would save the actual address). I make sure I get the street number in one of the pictures since the GPS is not going to always get the exact house correct, but It will get the street correct.
