He's been really good to work with and is a Real Estate Investor himself.

Creating an integration using zapier.com wouldn't be too hard depending on how tech savvy the person setting it up was. I started playing with it and it looks like the free plan would be more difficult to setup because you only get 2 steps (looks like you'll need atleast a third step to filter out inbound calls, their out of the box "Trigger" includes inbound and outbound calls). I'm about to finish setting up an integration just to see how difficult it is. I'll let you know what I find.

Not sure about Nevada, but if you win a smalls claim case, I dont think the court is going to help you get the money. Normally I think most landlords move on and put effort into getting a good tenant rater than wasting time trying to recover lost rent. Things to keep in mind next time.

Get the tenant's SSN & copy of ID when they sign the lease, this can help with collection if needed. Get employer info and closes relative, have tenant update this info each time they renew.

Have good screening done. I would put the energy there, unless you really want to go after him, then do it :)

All cash closing should be less than one with financing. The attorney fees alone for me have been ~$550-$900 area

Cool, thanks. After searching more, I found a few BP post where people seemed to have one account for all deposits, and keep only deposits in there. Im thinking to do that
