I have rentals in California.  Tenant law and the direction it is heading is very concerning.  It seems like yearly, there is some new law that favors tenants. A few years ago it was rent control, this summer it is dropping the deposit amount. And if there is a conflict the court system will bend over backwards for a dead beat tenant or squatter and hold landlords to a entirely different standard. It feels like a slippery slope.  If I was starting over, I would build my team in a different state that is more even keeled.

My rentals are in easter kern county so I don't have personal experience with having Oildale properties managed but if I need a manager in Oildale, I would turn to Sanjeev Advani. I have known him for years and I always enjoy talking with him and what he has going on in Bakersfield.

That guide gives you a road map to dig into the data on both areas.  

Most people that will chime in to pick one area over another either are personally, emotionally, or finiancially tied to one of the two markets.  It dosn't mean what they push about thier market is wrong, but ultimately you should do your own data driven comparison.

I have run STRs in the Kern River Valley near Bakersfield.  They did bring in more revenue than LTRs but I am in the process of converting them back to LTRs because the added hassles didn't justify the revenue difference for me.  I worked hard to systemize and make the process as automated and deligated as possible but there were still dramatically more hassle than LTRS.  

Bakersfield could be good for one-night travelers but often the cleaning fees/expense makes hotels a better value for travelers than one-night STRs.
