I wholesaled it. I wouldn't say deals like that are typical, but they are possible. 

My buyer was very happy. I was satisfied. I learned a lot from it. 

When I look back I should have done it myself. lol Everyone made out good in the end though.

I'll keep you in mind @Jack Nguyen. I come across manufactured homes that fit your criteria in those areas often.

Check out Bob Stewart in Raleigh.  A friend recommended him some weeks back. 

I have yet to schedule an appt myself, but he was highly regarded.

You can see if the homeowner is interested in a terms deal. Subject-to or lease option. I personally like lease options.

I'd recommend you invest anywhere you've done your research on. You'll never know until you know.

Is Raleigh a place for beginning investors to invest?

Yes, if you want it to be. 

You've got to figure out what your goals are and then put the action and effort behind it.

Direct mail is when you market to a specific list/lists i.e. pre-foreclosure, probate, absentee, equity, code violations, etc. You can either send a letter, a postcard, or a variation of both over time. You will have to figure out what works best for you in your market.

A buyers list is a group of buyers you have on hand to relieve yourself of the deals you get under contract. You can either call them individually or have an email list. Bottom line, if you're wholesaling it's good to have buyers on hand.

You don't need a ton of buyers. Just a few that are able close in a reasonable time period and are reliable. 

If you're just starting out don't let not having a list of buyers stop you from finding deals. If you're able to find good deals you will be able to find buyers.

Wholesaling is definitely a great way to start. It's not easy, but it's doable if you are consistent. Continue to get educated, take consistent action, and tap into this forum anytime you need advice.
