Before closing on properties where i know I will be performing major renovations requiring permits I look into past permits. If there was previous work done on the property and permits were pulled it will give you an idea of what was done and by whom. If it passed then unless something major has changed things will usually go smoothly. If major work was done to the property with no permit watch out. You just never know what you will find. Once the inspector is on site anything can happen.

Anytime you use a script it is going to take alot more than 20 calls to become comfortable with it. For it to be effective it will have to having sections for basic information, overcoming objections, setting appointment, etc.

Try to just give yourself an outline of the information you need to collect, and information you want to provide and of course you will want to set anappointment. I set the appointment as soon I feel comfortable with the prospect. Nothing beats being face to face. Always confirm the appointment an hour or so in advance it will save you wasted trips.

My whole $100 budget will be devoted to generating wholesale leads. As far as driving traffic to my sites I am still working on that.

I will incorporate my url's in all my print and web advertising as a start. From there I will test the waters and see what is most cost effective. I will be using GoDaddy for search engine visibility but I may also hire someone to do SEO.

My buyers list is small. I do however have the "right" buyers. The type of properties I come up with are what they are looking for. If I find a deal that they are not interested in then I will market it.

I feel to many new wholesalers spend too much time analyzing. Find something, get it under contract and market it. I cant make money talking about breakfast, BUT get the bacon sizzling in the pan let their mouths water!

I am also looking to build off my rehabbing ability. Hoping to partner with an investor.

I am a contractor working for an investor the work is good and I go through potential deals and price out the rehab. I shoot a ballpark figure for him, in exchange he passes off my information to other investors when he assigns the deal. It is a networking thing for me and his reference gets me work.

You may also want to check into your contractors vehicle insurance. In addition to Liability, Workers Comp, Comm. Vehicle coverage is needed. I just had my insurance guy tell me that my liability has exclusion for loading and unloading the truck.

Insurance is a cost of doing business. As a professional remodeler it is my business to protect my assets and my investors.

You should call a business insurance specialist and request a consultation. Tell them what you are doing and how to protect yourself. When I hire subcontractors I make sure they have "THE RIGHT" coverage. I hate to do it but when I have a good feel for a guy I pay to get the coverage started. I look at it as a deposit.

You will not find ANYONE for $10 an hour with adequate coverage. Be careful protect yourself. On a bigger project a performance bond.

I just got home from a property I am finishing for my investor. In addition to the original scope I have installed a mailbox post (cemented), trimmed out a door, and repaiered a missing ridge cap over a dormer. $200 worth of work, BUT the goodwill is not worth the money. Good contractors are hard to find, and looking for the lowest bid is a recipe for disaster.

Almost everything we paint takes two coats. I will always prime and since we use the same almond-ish color I will tint the primer before. Watch the quality of the paint you are using. Better paint will cover better. I use Behr that is my preference and their ceiling paint is great.

When you get the bid for painting ALWAYS buy the paint yourself. This will eliminate any chance of someone trying to save a few dollars a gallon and compromise your project.

I want to become an investor the biggest lesson I have learned from watching others is the cost of scrimping. Delays cost time and time is money. Holding costs and missed opportunities not to mention the fact that a delay of one week five or six times can keep your capitl tied up while it could be working in another deal.

Home Depot or Lowes sells a book R.S. Means it is also available online the guide to residential remodeling costs will give you a good idea of pricing. I am a contractor that rehabs for several Pittsburgh investors. I use the book as a guide to get things priced close, you should be able to get things done much cheaper once you get bids. This book will help you to determine who is in the ball park and who is to high and low.
