What I consider is that even in our not so great neighborhoods you have people who have lived there all their lives. There whole family lives there as well. The drug dealers, assorted pimps, prostitutes and degenerates are the well seen minority. There are many hardworking individuals that get up every day and go to work. They would like to own a home and we can provide them one for alot less than rent. The rehabs are easy, materials are in stock, and the expectations are much lower than in $100K plus areas.

You can use a scissor truss. After demo you use 2"x6" to build the trusses.
30 2"x6"x16' or 20'
28 sheets of drywall hung and finished
Lighting, Wiring, Switches

Approx. Materials and Labor $2000-$2600

If your contractor is worth anything at all he will step up and fix the situation. I would expect my investor to hold back any amount up to 100% of the cost to perform the work. This should motivate them to fix the problem.

Day Three and Demo Complete, some drywall hung, electrical rerouted, and all debris removed. New pictures uploaded to the blog.

I started our latest project today. The demo is halfway and will be complete tommorrow. We have some framing to do and a little drywall to repair. There is wallpaper everywhere. All from the 1970's and just screaming to be removed. I am updating my blog daily with the progress. If you would like to follow along I would appreciate any input you guys may have.

If the property is scheduled to be demolished why such a high offer? I would start at I'll take it for free or give you $1000. Is the land valuable and the vacant lot something that would sell. I go at it from a solution provider standpoint. After the property is torn down will she be responsible for demo cost? More info is needed to make any suggestions.

Also I looked at a local handyman franchise and they told me they charge $70 an hour per guy. This might not be a bad route if your in a hurry. Just google handyman and your city and you should be able to find the right company.

I work for home owners and REI's. I perform jobs from large rehab's to general repairs. Right now I am between projects and waiting on an excavter for a 90' wall and 27'x19' concrete patio. As I wait I am helping out an investor with a stalled project. We are charging him $450 per day for a three man crew. Two skilled guys and a labor.

If you have completed rehabs call the contractor and ask him if he needs a day or two? I think I could complete the list of work for you in a day if everything is there.

If I bid it:
5 doors $250
Floor $2.00 per square foot
Trim $100 Maybe???
Counter $100.00

No more than $700 and I could make a a few bucks between jobs. Or I would send my guys.

Look into skilled trade temp services. I have one local that will provide carpenters, flooring, etc. They cover work comp, taxes, etc. They bill you pay. Just stay away from Labor Ready!

I agree cash or a discount would be a slap and not a good precedent to set. A gift card to home depot would be like saying hey keep slaving for me.

I think a gift card or certificate to a good resturaunt like Ruth's Chris, or somewhere you love to go but know is gonna be pricey.
