Newbie Investor - Baltimore transplant from NYC

My official introduction. Hi! Thanks to the BP community for being awesome! I've learned so much and I'm looking forward to learning more.

Investment Background

I failed as an agent when I lived in New York. I recently bought my first rental in Baltimore City. My father is currently renovating it (completely by himself because el cheapo has yet to understand the value of time).

Long Term Goals

Over the next 10 years, I want to buy and hold enough SFH to net $10k monthly and maybe flip 1 or 2 houses a year.

Short Term Goals

Wholesale my way out of 30k debt. Qualify for a NACA mortgage. Purchase my first personal residence. House hack and live rent free.

Other

Also, I'm looking to get my real estate license within the next 60 days. Does anyone know of any brokerages I can get my license with for under $1,000. I don't care about commission split right now just the upfront costs and the environment.

Btw, I've already taken the class and one test. I still have to take the Maryland State test. I commute between Laurel and Baltimore so anywhere in between is fine with me!

:-)
