Hi Scott,
Yes, everywhere it is so empty, we cannot see people out at all. Schools/colleges and many workplaces are closed and no-one wants to step outside, except to buy necessary supplies. My husband is in healthcare field, so he has to go to work to take care of patients. We are scared for his safety, as well as our whole family's exposure from him.
Hopefully this comes to an end sooner and everything is normal again. 
If it trickles down to landlords, who has to make payment based on the rental income, in addition to home-owners who cannot pay their mortgage, we are not looking at a good picture. 

Hi Everyone,
Stock market has crashed, there are mounting global economic worries, we are at the edge of moving into a recession. Companies are tightening their belts. I know the impact firsthand, I work for a financial services company, they have been laying off employees and the hiring has been frozen. 

Currently real estate does not seem to be impacted negatively in Charlotte area, it looks like the other way around. It is difficult to get good deals, there is a lot of competition. What are your thoughts for the near future, and in a few years? 
(i.e, If more employers start to lay off employees, will it cause them to miss their mortgage payments? I read conflicting analysis..)

Hi Everyone, 
Can you please recommend any investor friendly banks or lenders in the Charlotte area?
Also, if you could, their typical interest rates/closing costs, and typical time to close?
We are working with few options, but it is difficult to get positive cash-flow because of the financing costs..Now that the mortgage rates are down, would like to see whether any better options are available (We are trying to close the deals with cash, by refinancing the existing rentals.)

Thanks Brandon! Yes, we feel the same thing..It is difficult to find properties with good equity and positive cashflow closer to Charlotte, so we had to move away. We buy properties with cash, then refinance to take the money out. With the closing costs, interest rate and the maintenance, it is difficult for us to find good deals with positive cashflow recently.  Please let us know if you can recommend any local banks in that area or any lenders who can fund rentals or flips.

Hi Everyone,

Glad to be part of the bigger pockets community!! My husband and I have been investing in the Charlotte area for the past 5 years. We are investing using the BRRR strategy and own a bunch of rentals. We are looking to network with other investors, wholesalers and lenders in that area.

Currently many of our rentals are clustered in Gastonia. We are looking to invest in affordable A areas outside of Charlotte, like Mooresville, Concord, Cornelius, Kannapolis, Belmont, Harrisburg,...based on our online research. Please let us know if you think of any other upcoming areas, which are still affordable (Able to buy a house with good equity under 150K).
Till now, we have been investing in single family/duplex rentals. We are looking to expand beyond that, to obtain buy land/house with 2+ acres of land which can be subdivided and built houses on. Please let us know if any of you have experience with this kind of model.
