Can you please advise? I am looking for understanding current terms for 1% cap, and >700 credit score for both bridge loans and 30 year long term financing (Points, Rate, Closing time). Very experienced 80-100 SFRs done in BRRR - NC/TX.
We are currently working with a lender, it is difficult to make any cashflow.

We are looking for best strategies and law firms for Asset Protection, to create LLC and operating agreements.
We are debating between Anderson associates' business essentials package and CorporateDirect (Garrett Sutton). They both recommend a Wyoming holding LLC, holding the LLC with rental properties. I also came across Royal legal solutions who creates Series LLC.

Please let us know if you have used any of the above firms for asset protection, or you recommend anyone else.
Also, which strategy works best for you for asset protection? Appreciate your inputs.

We are beginners to Texas real estate market. Please advise on areas to invest for 1% rule. We are going to have our base in Dallas area, but we are open to invest in 3-4 hour radius, near Houston, Austin, Oklahoma city or anywhere in between. We can invest in SFR or small multi-family buildings. (We got inputs from experts on few areas near Dallas, we are open to expanding our radius) Appreciate it!

Also, we are looking to network with other investors, wholesalers,realtors focusing on investments, lenders and property management companies in those areas. Please PM me if you like to connect.

Thank you very much for both your inputs! Sounds good, will look into these areas. Do you know any wholesale dealers in the area , or where we can find BRRR properties? We are fine with mls listings too, but we need the numbers to work to make atleast a small cash flow.

We have a strong rental property portfolio in NC. 
We are thinking about moving our primary residence to Dallas area, and to invest in upcoming Dallas suburbs.

Please let us know upcoming Dallas suburbs where we can buy distressed properties, rehab, and convert them to cash-flow rentals. We assume it is difficult to get turn-key cash-flowing rentals. Interested to find out the best Investment strategy in this area.
