@Jeffrey Stasz you are 100% correct. Xactimate is awesome! It's very useful, and it's what insurance companies use to estimate rebuilds.

Crafaman books are the same just ALOT cheaper. I am a GC and I use xactimate for my supplements and figuring remodels and re builds.

I am not trying to leave anything out or "undisclosed". I spoke with a lender and he is stating that I can only get a hard money loan. I am out reaching to lenders and asking questions now before I buy. I am looking for a BRRRR friendly broker or lender so I just started calling around. Any recommendations on brokers/lenders that are BRRRR friendly in Houston area? I have clicked on several on BP website in Houston with no return calls or emails. I own a construction co and also a power washing co. For me this makes perfect sense because I am familiar with an LLC and was thinking this would be the best route as I protect myself and my family. I am trying to think ahead with my money as well. If i use all the money I have for the first house (80K) then would this set myself up for a potential disaster with lawsuits or just having all this money tied up in the home? I really appreciate BP and the help provided....THANKS!!

After spending time reading on BP. Whats the best way to BRRRR. I am ready to buy my first house and I really like this idea. I am wanting to start an LLC as an investor. As I understand, it seems that an LLC would make it hard for me to get lending and would only be a hard money loan. With that, woudl I be able to refi under an LLC?

I was reading on another posts about a frivolous lawsuit over a bad fridge...lol. Anyhow, while reading I started thinking what kind of policy should I buy and is there something that should be added in there that is worth it. Shouls my policy be different if I manage my own properties? What about if my wife is managing my properties? Someone made a good point about not speaking directly with tennants. Ok, how would that be if I self manage? I saw on another post some good info that said it was in the "tools" section. I was not able to find what I was looking for. With that; might there be contracts that someone has posted for property managers and renters maybe in tools or ...?

I understand mixing business and friendship and so far I think everyone that has posted is VERY right. I think if you take the friendship out of it in the beginning and make it a 100 percent business deal and make sure your friend understands that, then this can be a good deal. When I started my business my best friend (now) in the world wanted to join me. He kept saying we dont need the paperwork as I insited on it. Luckily we did because the knock down drag outs would have seperated us. But, he also had skin in the game. In this situation your really the only one with skin in the game. If you do your paperwork and follow all legalities and even go beyond for your "BFF" and make your friend understand it and understand it well. With that, if something goes astray then he never was really a friend and at this point its not on your conscience.
