@Michael Dumler this is all true. But at the same time I think taking a leap of faith is great. However Iris, I have reached out to you and I have explained that I will help in any way that I can and I have not heard from you. I am in a VERY strong network in the Houston area. I am a GC as well. I know that I don't have a strong Face Book presents but at the same time I am a very honest person. If you will message me I don't mind helping and being boots on the ground for you. Houston itself can hurt a house flipper. That's not including what people do to other beginners in the Houston market. Its HOT here, sharks are EVERYWHERE! I am not offering this because I want to make money off of you. I am offering because I truly do not want to see anyone get taken advantage of. I have been there. Also, I am driving all over the Houston area. @Luis Avila give me a shout. I am in the Houston area. I am a local GC. My first flip was a house built in 41' and my second was a burn house. I say this not to brag but to say I am still in real estate investing. I don't mind helping you out. I have seen and CLEARLY understand what these types of houses can do to an experienced investor/flipper not to mention a beginner. Il introduce you to some pretty awesome investors. 

You don't need a Realtor. Although they can be helpful. I am more than willing to help you out. I am an investor in the Spring area and I also know some wholesalers in the area that are out hitting the roads and on the lookout for deals. I do not do wholesaling but I will buy the houses that they are selling. I will send you a message.

What kind of systems do most of you have in place?

I would like to get a great system for buying everything needed in a flip house. Appliances, cabinets, Countertops, flooring and all.

Is there good places to buy all of these materials?

Home depot is expensive. I am getting closer to my goal of 5 per month.
