Hey BP Community!

I am curious to know how much money are you guys spending on average PER YEAR on marketing expenses related to finding deals?

In 2017, I've spent about 60k in Marketing and my ROI was a little higher than 1900% when adding up net profits from flips and equity from buy-and-hold of multi-families.

I'm wondering if I should keep pushing the envelope or not. Not sure if 60k/year is a lot, or low compared to what other active REI are spending. I consider myself an active REI since I've been doing it full-time for 2 years now, have completed 15 house flips and I currently own 100 doors most of which were bought in the last 18 months.

Hey! Having a website is important ONLY if you are driving traffic to it. Otherwise, it will be rather useless. Before considering SEO, I would by far invest in SEM (Adwords). SEO takes a lot of time and work before getting to the first page and it can get quite expensive. With SEM and Adwords, you can easily be on the first page IF you build a strong Adwords campaign (I recommend using specialist and not doing it yourself) and you only pay when people click on your ads on a PPC basis (pay-per-click). Before you can refinance, you have to rent it out. Bank will base its maximum amount of financing on the debt coverage ratio of the property based on your revenues and expenses OR on the market value of the property (always the lowest of the two). They will also likely consider your personal debt ratios in their calculations (unless you go for a commercial loan). This is based on my Canadian knowledge, other members could confirm if this also applies to the US or not. The other way to get your money out is by selling the property. Hope this helps!

@Aaron K. Great point. I've been to SoCal quite a few times, but I sure need to analyze the market in depth.
