@Zach Thomas yeah, I have a good property manager and agent. Having someone you can trust and rely on is crucial. And I'm always down to talk REI. :)

@J. Martin I saw that on meetup. The timing didn't work out, but hopefully it's not the last one!

Welcome, @Zach Thomas. I'm not sure if you're from the area or not, but for myself I decided to invest in my home town on the east coast (Raleigh). The houses are 1/10th the price , so I can do more deals more frequently. Long distance isn't for everyone, but it's working for me. 

Ive heard good things about Sacramento too...

If I hadn't trashed my knees playing basketball, I'd come run for dollars sometime. :)

We just had our second plumber retire on us and we have a lot to do on our house. Yelp mostly shows companies, and the 5 star guys get mobbed with business. I'm hoping to just find a dependable guy in the city.

@Account Closed Yes, thanks for the input! Ultimately, that's what I decided to do. I read a lot of other threads and listened to other podcasts with experienced landlords, and the sense I got was that many of them started out being chummy, but eventually scaled it back when inches became miles. I decided to just skip to "friendly but firm" to hopefully save myself some grief.

@Andrew Bourgeois you can sometimes save a few bucks if you can find a dented/scratched new unit, if you don't mind imperfection.

Of course it depends on your goals, but If you're that close to paying off the place, I would personally get another rental. You can pay down the other place quickly with your new CF. Then you'll be cash flowing $1k soon enough. You could always hire a property manager to reduce your headaches. 

Also, your closing costs are $10k?!
