 I work for Berkshire Hathaway HomeServices and we own Castlehead Escrow, the broker and owner lives in Long Beach himself.

Contact Jennifer Fleischer she works in the Signal Hill office.

There are other offices.

I'd be happy to help you with any questions you have about the deal. Im in contact with about 25 active investors every week in company meetings, so I'd be glad to offer suggestions how you can handle it.

@Mike E., I live in Fullerton and finished studying architecture in Chicago, so I moved back to SoCal last year. I'm actively seeking investments as well, and I am working on arranging a deal I found to build a 3 unit apartment building.

I'd be happy to talk about what I look for and the different types of investments out there. I also have many friends at Berkshire Hathaway HomeServices, where I work, who are real estate agents that own apartment buildings here.

I pass by Orange everyday.

Let's keep it simple and get active looking at deals together.

Becoming a Realtor is a full-time job as well. There are plenty of online real estate schools. Your state real estate licensing bureau will list accredited schools, check there.

Earning that Realtor name is just something you pay when you join a local association of Realtors.

That stuff is easy to complete. Spend more of your time and money on sales training.

The agent you are working with doesn't sound very motivated to work with you. I would be setting up that appointment to get out there and look at investment properties with you. It's a fun business and I enjoy going through the process with my clients.

You should look at hiring an agent that can bring some knowledge and experience to the investment that you don't have. When buying an investment property, it is crucial you know what you are comfortable with as an investor and find professionals that can make up for your weak points, then learn from them.

Also consider this relationship with your agent, and be honest with yourself whether you both will hit it off. Have fun and do all your homework.

Wow! @Mike Denham That is great to hear :) It's a nice approach from a brokerage to give home shoppers the information they want, instead of the old agent bait-and-switch by trying to capture them and track those buyers down like wolves! :) Thanks for posting this article. Sawbuck Realty sounds like a forward-thinking brokerage.

I agree with Chris Martin that knowing the building's "use" within zoning regulations is important. Just don't let that hold you back from implementing a higher and better use.

Thanks! There is an unmet market out there besides Renter and Buyer. Each categorizes old ways finance an apartment. Markets are due to change!
