@ryan steele The sweet spot for me is $2m to $10m. Class B & C properties.

James H. I agree. It seems knowing who your tenant pool is important, and accomodating them the best you can will make out a happier arrangement for the community. How do you classify your tenants? Is it by annual income level or work history?

What areas in Chicago do you come up with 3-4 unit purchases for about $150k?
Which class of properties are you buying?
Are you buying with them vacant or to be vacant, them raising rents with new tenants?
Who screens the tenants you lease to?

I'd like to see some of these properties and their neighborhoods. Will you share the adress?

I am planning to invest in Class C multifamily properties that are in Class B neighborhoods, and meet other investors to partner with. My education and experience is all-in real estate.

Where do you like to invest?
