Hey Guys,

I was looking at the tax records in my area, Houston Texas, and I came across a property in an area that is under going gentrification. The current owner doesn't live there but owes about 8k in taxes from 2015, 2016 and 2017. First off, how do would I determine if the county has already taken over the property and plan to auction it off. I can't find it an any pre-foreclosure list.  Second, what do should I do before approaching the homeowner to ensure I can legally acquire the property. Third, if I approached the home owner to buy the house and she accepted what would I need to do to acquire the house.  As you probably guessed, I have never dealt with tax liens and have minimal RE investing experience. Let me know what you guys think.

Thanks for the words of encouragement and great ideas. You guys have already mentioned some things I didn't think about. During this next hitch offshore I plan on reading a lot and making more sound plan. I am diffidently looking to buy and hold, possibly with the BRRR method, thanks to the webinar last night, or some other strategy. My biggest concern getting started is finding funding. But I'm sure there is a way I can get it done and I'm determined to make it work. I haven't been to Austin yet but I plan on it this summer. I have heard great things about the city.

Hey everyone, About myself: My name is Gavin Snyder. I am originally from Ohio, the Youngstown area, but moved to Houston right after college for work. I currently work for an oil company offshore, so I'm on a two week on two week off schedule. I'm not sure if this schedule will help or hinder me, but I hope to find out. If I never find out then that means I never took action. My goals: I will take the next couple of months focusing on a niche of the market, I haven't decided what that will be yet, then before the year ends I will attempt to make some deals. A year after this point I will own 3 or more properties. Around 5 years I hope to own 15 or more properties. At this point I should be in a position to leave my job and start focusing on real estate full time. I would like to start flipping at this point. If you guys have any nuggets of insight on investing with a full time job, specifically the plan I lined out above let me know. I have been on the site for a few days now and there appears to be a massive amount of good information. I am starting from the bottom up and I think this will be a great source of information. I haven't been to any meet ups yet but I will for sure my next time off. I can't wait to start my journey and meet some great people along the way. Thanks, Gavin
