@Jerel Ehlert Thanks for the info. Is this statement correct, as long as you pay off all the taxes whether they are currently suing or not, they won't be able to file suit in the future. If I pay all the taxes to all respective parties right after acquiring the deed i should be good, correct?

@Jieh Larson Sticker shock has been one of my biggest hurdles. I came from a farming town in Ohio where 250k would get you a really nice house on a good amount of land. I go through areas like east downtown or third ward and have a hard time justifying the price to myself. Prices in the heights blows my mind, 400k for 1000sqft. "bungalow!"

I have been looking for the same type of thing. I have come across some decent properties in EaDo (East Downtown) but they can get pricey, but not nearly as pricey as the heights. What i have also been looking into is finding something I can live in and flip at the same time. Unfortunately I haven't been able to nail down a good area for this. Good luck on your search. 

I think what I am going to try and do in the future is look at the list of properties that are going to go up for sale in the next county tax sale, then pick some that I feel would be a good investor type property, and try and get the property from the owner prior to it making it to sale. I figured at first, since I don't have a ton of disposable income, I would just sell the properties low enough for investors to flip them. But eventually I would like to flip them myself. Thanks for all the replies, I learned a lot just in the last couple days. 

@John Underwood That sounds awesome. I also thought about creating some kind of loan or rental agreement with the homeowner but didn't really look into the details of it yet. This will definitely give me something to think about. What is a a "Quit Claim Deed"?

@John Underwood I spoke with the firm and it sounded like this was part of the normal process for delinquent taxes. The name of the firm is Linebarger, and i think tax sales is a main part of their business. When i talked to the firm they said as long as the property tax is paid off before the sale date, it won't go to auction. Thanks for the encouragement.

@Eric James I was planning to track down the current owner. The tax site gives their address, which is different than the property I am interested. You are probably right, I doubt they will let it go for a few hundred bucks but maybe I can motivate them with a few thousand in hand. The appraised value of the house is just under 100k and they haven't paid taxes or lived in the house for a couple years.

Hi Everyone,

I am currently in search of a property in Houston, Tx that I can live in and flip over the course of the next couple years. I plan to do most the work myself. I was hoping you guys could provide some guidance on where might be the best areas around Houston to do this. I will be using a conventional loan, up to 250k. I would also love to hear some of your stories, what to look out for during the flip, what mistakes to avoid. Any bit of information, big or small, is helpful.

Thanks for the response Bruce. Have you guys done this type of thing yourself? Any advice on how to best approach the home owner? Also what are some of the issues you could foresee with this? I ordered a title search today on the property, so I should have a better idea on friday if there are any hidden issues.

I called the county and they said the property is under a law suit and with a law firm now. I'm guessing at this point it is too late to take any action?
