Crud, just realized I spend $120 / month on my Americanos or $1,440 a year. That's 1st class air to Cabo for my wife and I. Time to invest in an espresso maker.

Wayne Valzania Welcome. That is exactly what I did because it came down cost. I bought the cat urine beat up dump no one wanted. It worked out well but I worked my buns off, literally. The key on those real beaters is knowing when enough is enough because you can always find something to redo but you're probably aware of that. Some markets are very tight so that anything on an MLS doesn't have enough margin to flip. Needless to say I would rather do the easier cosmetic upgrade properties that turn faster.

I would think deals like this would already be snatched up by local investors or do you have an abundance of properties !

Yeah, I stopped using Loopnet years ago but I made some good contacts there. Lots of over priced stuff but anything listed is usually over priced to me.

The more I look at other locations the more I like the Boise area. It's pretty easy to find renters and you can find properties that work, but they go fast which is why you need an agent to bird-dog for you. @Jonna Weber is active in the REI Club here, has good contacts in the area and can help for sure.

I've been lucky. Usually the neighbors come over and thank me for buying the dump and fixing it up. One time they even cornered a clean-up guy because they thought he was ripping me off and they forced him to get me on the phone or they would call the cops. People probably don't bother crooks in Chicago though.

Oops, @Kirk R. I now see what @Steve Olafson mentioned. If you had 14 days to do the inspection, and respond, and it took you 19 days then you missed your window to get your EM back. Is that what happened?

Perhaps you can tell your agent you are contemplating calling the Real Estate Commission. The enforcement folks at the RC never charge me when I call with questions. They might be able to tell you how to deal with your agent to quickly clear this up.
