Research the adverse possession laws in that state. It might be easier than you think. Might be worth a few $100 consult with an RE attorney in that state.

Is there a thread to report bugs? Sometimes BP throws me out on the iPhone mobile app and not sure why.

Elliot Mendoza You are in good company as we've all made mistakes whether in the stock market or real estate or commodity investments, etc. I have enough trouble with local deals and people trying to pump them up. Thanks for being brave enough to share as I don't know if I would have done the same.

@James Stout  I'm a Californian too, been here 30 year now. The more I look at investing out of state the more like the Boise area. Unless there is a problem with neglected water intrusion you generally don't see mold. You don't see houses getting bagged for termites either. Property taxes run about 1.5% in Ada County. Foundations are usually solid unless something was neglected like tree roots, improper drainage grade, etc. There are some areas of town where you need to check for surface water that reveals itself when we get heavy rains, but that is mostly in the foothills and some areas around Columbia Village in Southeast Boise. A good inspector will find those though and it's just something to be aware of, not a rampant problem at all. I would feel good buying and renting in most any part of the area but certain areas are more expensive than others such as north end, south east and north east Boise.You can find deals that hit the 1% rule but you have to be ready to execute when they come up and I've missed a few 2% rule deals as well.

I also request a historical police report on the property and contact each of the related utility companies to see if there are any outstanding issues. For example, in one instance the seller of a property was in dispute with the city over a sewer line that occasional plugged up. The city claimed it was caused by tree roots. The seller was claiming it was not tree roots but was due to an old sewer line. Although rare, in some cases a house may not be connected to sewer yet they receive a sewer bill because they did not connect within the allotted time. Thus you may assume it is on sewer but it may not be.

The lock boxes are not too secure. You can videos on YouTube that show how to pick some of them. We will use them temporarily for contractors but not long term. As far tenants, they are charged for lockouts.

I will call my management company and ask who they use and PM you. They could be local to my state, though, and not work outside this area.
