My wife and I are wanting to get started in real estate investing. I do not currently have my real estate license, but intend to go if it is a good idea for real estate investing. I have read a lot of blogs where that person is supposedly doing well and they are lenders, but they never went to real estate school and got their license. What is your opinion on this?

If my FICO score is currently a 680, what are the chances of getting funding, either through PML, or crow funding? Is crow funding a bad way to go?

Also, do you know of any PML or crowfunding sources? If I get one, what do they normally charge in interest, and will they partner with those who have no money down?

The only thing I have as far as assets, is my home. I am really scared of using that as collateral in getting funded through either of these types of lenders.

Can I chime in and ask a question?

If I am interested in getting into real estate investing, and I have no cash to put in on a deal, are there funding sources out there that would even help me out to get my company going?

If I could get the funds to get me started, do you think it is better to start out with wholesaling, or rehabs?

Hey Lazaro, check with the county and see if they would approve a permit for adding an additional room first. Do not start adding anything to the property without checking with them first. They could make you tear down any additions if not gone through them.

Wow Shawn, are you kidding? I have been looking for so long to find an HML or Crow Fund that I can partner with to get my first deal done. I have past by at least 3 deals because I could not come up with the money to get another mortgage to finance it that way. I know that getting a mortgage on a flip is not the best anyway, but that is the only way I thought I would ever be able to do a rehab deal. That is great information. I will definitely give them a call when I come across another deal for sure.

I have another question for you, since it sounds like you have at least one deal under your belt. In your opinion, is it more advantageous to do a couple of wholesale deals to get started, or doing a couple of flips? When I say get started, I mean be able to have the extra money raised from these couple of deals, where I can then afford to re-invest into a property, maybe paying cash for one.

I am just getting started in the real estate business. I am not quite finished with real estate school. How important is it for me to graduate before getting started in rehabs.

I found a house that the family is wanting to get rid of, but do not want realtors to get involved, so to not have realtor fees. 

I am interested in wholesaling and getting a new buyer. I already have the comps in the area. I just don't know where to find investors that would help me out. I already have my LLC, but have none to put down. I would have to have the whole deal funded. I have heard there are investors out there that do this sort of thing.

Any advice would definitely be appreciated.
