Is the home a singlewide or doublewide? 

Is the land owned with the home?

What is the purchase price or estimated value?

Hi Jennifer!

In order to structure manufactured home financing, there are a few key points to consider. If the land is owned and the home is titled as real property, then there are a few lenders that offer financing, some with DSCR even. The size of the home (single, double, or triple) will price differently as well.

If the land is leased, that is considered a chattel loan, which is structured differently and a different type of loan altogether. 

There are several different factors that can adjust the rate and terms for a loan. I would say as long as you're comfortable with the terms, thats all that really matters.

Hi Gustavo,

There's a lot to unpack here, but I'd like to mention a few things that might help-

You'll be able to get a DSCR (no tax returns) for the double-wide manufactured home with a max 65% LTV.

The DSCR won't cover single-wide manufactured homes so it will require personal income verification and tax returns. The other properties should be fine with a DSCR loan as long as they have positive cash flow.

The Fix/Flip you should be able to qualify for as long as you have the cash reserves and the property valuations are accurate. You can get a rehab loan without tax returns, but will require personal income verification.

To package all these without multiple credit pulls will require a broker and they should be licensed in your state.
