Needing Self Storage Funding

I am looking to purchase a cash-flowing Self Storage Facility.

I am looking for $405,000 in capital which will be used for the purchase price. I have money set aside for unexpected expenses including vacancies, repairs, etc. Currently, the Facility is 100% occupied and turning people away, but there is room for expansion to double revenue.  I have a P&L statement that shows it is netting $38,000 annually

I want to fund this with a DSCR loan or Private Money Loan but am open to all options and possible JV's terms negotiable

I will be leveraging this investment into long-term rental properties including, Self Storage, RV Parks, & Mobile home parks

The $405,000 will allow me to purchase an asset backed by real estate, while also purchasing a fully functioning business, that is already cash-flowing. I also have a credit score of above 750.
