@Stephanie Potter Thank you I will look around for new lenders

I’m setting up quickbooks and trying to figure out how to record a few things. -Rent do I set the up as a bill or invoice? -when the renter does not pay so I have to pay to cover the mortgage payment how do I record my payment? I read you list it as owner contribution or something like that (how do I set that up) -when I pay the mortgage do I need to separate how the payment post? Example Principle, interest, escrow, etc... -when I have bills and repairs for an apartment how do I show the payment is for that appointment, when I enter them now it only allows to to select the address of the building in the class. @Stephanie Potter I have two properties that came my way, both in great school districts. Currently I own two 4 unit apartment buildings and a single family investment property. Tried to get another loan but the banks are stating I’m carrying 3 mortgages already might need to do a commercial loan pull all in with a large down payment. A few hard money lenders are available but the rates are high. My goal is to start flipping several properties a year. Since I already own apartment buildings agents send me messages they have a building for sale. I would love to but 3-5 more apartment buildings along with flipping. Hope this helps.

Good morning Need help finding private lenders. Any recommendations or referrals? Also if I was referred to call a private Lender I never talked to prior, how should I start the conversation and ask? Are there any list of question I should use? Any private lenders that see this if your look into investing please let me know. Thank you, Gary.

I purchased QBO plus , I own three properties. 2 -4 units and 1 SFH How do I set up quickbooks. I don’t use a Management company. I have read many post to us the customer as the buIldIng address then subset the units. But I can’t find out how to setup the unit number or renter. Can someone send me instructions or point me to a good video. Thank you.
