I'm in the process of streamlining my mortgage, locked in the rate of 3.5 from 4.125

The plan is to go for #3... I did some of the work and subbed out a lot of it. 

I got my second 2 flat rented out at the beginning of the month. Last year I got my first and then this year I got FHA loan on this one and closed in August. I rehabbed both units. For the most part new paint, floors and fixtures. Minor plumbing and electrical with some tile work, back splash/tub surround to add some pzazz.

I'm a paid member of the WCRT, the club *********** runs and have met Ryan on multiple occasions. I've been to a few other REI events in the Chicagoland area but most were just gurus selling products and never paid to be a member of them. No one has tried to sell me anything at the WCRT.

@Account Closed you do a great job with the WCRT. The main meeting always has useful info and have met some great people there. I actually found a CPA to do my taxes, a lender that just got me a pre approval letter today and will probably use a realtor I met there to buy my next property. I have to say tho my favorite part of wcrt is playing cashflow at the Saturday morning subgroup.

I will be at the WCRT meeting tomorrow night so if any of you guys attend I look forward to meeting you also.

Well, I did it! I got my duplex rented. Thanks for everyone's advice. Ended up lowering the rent, had 6 groups come in at 7 pm last night. A couple in their 50s with a 6 figure salary and had spent 11 years at their former residence filled out an app and gave me a check for first months rent and a security deposit.

Now onto the next step. Learn how to refi out to buy something else.

well, had the open house today at 1. Of the 6 people that said they were gonna show up only 1 family came (and my decoy couple) they filled out an app and said they will call with their decision tomorrow. They seemed really interested but every time somebody comes they do until I never hear from them again.

I have a friend of mine who used to work for apartment people or something setting up an up house for next Saturday. He garnered he will get it rented so we will see.
