Wow $8000 a year? That is crazy! LOL What a lesson learned. I can imagine myself going crazy overnight worrying too. Is taxes really that high in NY? I didn't think there was rents that low up there either.

@Rene Martinez  The only problem with using google voice with it is that it doesn't attach the voicemail. You have to still click on the link and go to goolge voice to listen. I figured this out the other day myself and this still sucks. So I'm going to have to go ahead and pay for vumber. Plus it will be easier to manage the multiple lines in one account and it is only $10/m. Google voice is such a hassle!

I find most of the CRM's to be more complicated then what I am looking for. They seem to need to many moving parts plus their mobile apps are not that great. I like to be able to easily add someone to it on the fly from my phone. I love the way trello is made though. It is so simple and you just drag and drop stuff where you want them. Plus there are other programs like itduzzit and zapier that can connect it with other apps and programs for you. The only downfall I see is not having a place on their to keep contact information. You just put everything into the cards which means you have to use something else to have phone numbers and email addresses for doing things like sending out mass broadcast. unless you want to go through each card and pull that info manually. 

@Alison M.  I must thank you for introducing me to trello from one of your post I read on another thread but I would love to see or hear exactly how you are actually using it. I think I am really missing something.

@Tracy Caywood Thanks for the info I checked it out but the page to try the demo isn't working. Hopefully it will work soon! I would like to try it out before I buy. 

@Tim Herndon  Sorry but I still do not understand what your saying. What do you mean by copying campaigns.

@Tracy Caywood  Zoho CRM for real estate? is that a separate product from their regular CRM. I have the regular free account but if I could get one with everything setup for real estate and take away from me having to create everything from scratch that would help. 

@Stephen Chatto  Where can I find that Sean Terry's app suite? Do you remember how much it cost?

Whats up BP,

I am sitting here stuck on the wording to use when sending letters to landlords going through eviction or just got out of court. I do not want to send them the same type of letter as my AO letters but can not decide on how i should approach them in the letter. Should I mention the eviction? Or should I just make it seem like I do not know whats going on but just had great timing? Please give links to examples or post yours if you can. Anything you can do to help would be great!

Hey whats going on @Account Closed, 

I to use listsource but I have really just realized like @Andrew LeBaron said the list are not perfect and can miss things especially on the last recorded sale date. All in All though their service is great and doing what @Anson Young said will save you a good amount of money. 

@Franklin Romine  I never tried propertyradar before. Actually I don't think I have even heard of it before now but I might have to check them out. How do they compare to listsource in your opinion? As far as ease of use and features and such.
