@Adam Galindo Yes that is the big question. I thought you already had that option lined up. I'm sure you could find someone to work for though. If you've got potential deals lined up then that could change things. Just know that nothing is final until the money is in your bank account. Things always change. I also had a bunch of family/friends deals lined up, and many have fallen through. I'd say do those deals while working, as you do them, build up your systems and other streams of leads. Then when you are done with your immediate family/friends deals reevaluate your situation.

I would go with the 3rd. I just started as an agent a few months ago, and quit my mechanical engineering job to go full time. Luckily, I have pretty good savings because I've only closed one small deal with a family member so far. I wouldn't count on substantial income for AT LEAST 6 months. 

Working with a top producing agent is also a great opportunity. I wouldn't pass that up. While working as an assistant, save as much as you can so you can make the jump sooner than later. Just confirm you understand what your responsibilities will be as an assistant, the goal is to learn, not just get coffee, if you know what I mean.

Hi Timothy, yes, just because it doesn't meet the 1% rule doesn't mean it's a bad investment. It's actually pretty tough to meet that here in Utah. Not to say it's impossible though. With all markets there is a balance of cash flow and appreciation. Utah properties are going up in value, but not necessarily cash flowing well compared to other markets. 

With that being said, rents are already starting to increase due to the high demand we're seeing right now, and that's probably just going to continue. I personally think that southern Utah County is a good "up and coming market". Utah Valley doesn't have much room to expand except south, or Lehi area, which is already priced very high.

I would say it totally depends on the numbers. I just got my license, and I did it in about 5 weeks total (3-5 hours a day). I'm working as an agent though. The MLS dues can be very expensive ($2000+ a year), however if you're buying multiple properties a year, then it definitely is worth it. If you're buying 1 property a year, then you'd need to run the numbers. Access to the MLS is also useful, but not as much as you'd think. At least here in Utah, the public has access to the same listings, just not as many information or tools.

TikTok all the way! Ok in all seriousness, TikTok is going to be the next thing in Social Media, and there is less competition right now in the RE industry.

I'm still a relatively new investor and even newer agent. What are your thoughts on the rents? I feel like they are far below where they should be. I understand that it's market driven, but shouldn't higher rent follow the rising prices?

Hi, I'm new to BP, and I'm currently studying to get my real estate license. I'll primarily be focusing on residential deals, but I know I will also be doing commercial deals in the future (Family and Friends). Does anyone know of any good brokerages in the Utah Valley/Salt Lake area that will allow me to do both?
