I wanted to check on the forums before I consider using this as a strategy.  If I were to approach a seller of a $200k home, and they had a remaining mortgage of $100k, could I get a new bank financed loan for that $100k, and have the seller finance the remaining $100k of equity to me?

@Sanat Bhandari Awesome, thank you for your response. I will have to ask around at our REIA and see if others have done this. Would you recommend I contact lenders directly about this as well?

Hello!  Quick questions as I'm thinking about a deal here in Wisconsin.  A duplex in a great location that needs some work.  I do not want to house hack the duplex, therefore, I would put 20% down.  If I were to close on the property and provide my own 20% for the down payment, has anyone heard of a situation where the seller credits back that 20% and finances it over a term?  I am not sure if is allowed or something that's already common.  Would love to hear what you guys think.  Thank you!

I am from Wisconsin, and looking to move into the Mesa or Scottsdale area.  I have an opportunity to purchase a property for a short term rental in the area.   I would love some insight from anyone with experience in that area.  I have a desire for moving South so I figured I could move there to manage the rental, while also working a W2 and seeking more properties.  Would love to connect with anyone in the area as well!

Hello everyone! I live in Wisconsin, and going to purchase my first rental using a land contract with the seller. I am younger, so he is wanting one of my parent to co-sign on the land contract. What I don't like about that, is that it will effect their DTI ratio, correct? Are there any other suggestions on how I could give the seller some additional security in this land contract, and not worry about having to go through the foreclosure process. Thank you!!

Hello everyone!  I have hit a road block and thought to come here right away for some answers.  I am from Wisconsin, and hoping to lock up a fix and hold property in Mesa, AZ.  I had thought about proposing seller financing to a seller.  I had thought this could be a win-win situation for both me and seller, however, I am not sure how I should plan on getting the funds to complete a rehab of the property.  My question is, what are my options for funding a rehab when I am getting a seller financed deal.  I would love some help on this, thank you!

As I am looking to acquire my first rental, I was wondering how the requirements for occupying a residence work if I go the FHA route. Would I be forced to live in the home for a year, or can I decide to move out of the home and rent it out before the one year is over?

I have heard that as long as I intend on living in the home I would be okay, and I have also heard that the loan can become due if I were to ignore the rules of residing in it for a year.

Hello all- 

I'm from Wisconsin, and looking to start house hacking in Florida.  I have a few questions such as what are some great markets to do this in, do you rent out to long term or short term tenants, can this still be a good hedge to inflation, etc.  If anyone out there does this I'd love to talk to you!
