@Alicia Prokos try solera national bank. I have heard they are very familiar with solo 401k

hello all

i have a question. SO my realtor sent out a listing for a foreclosure that is not listed on the MLS. not asking price is 310k assessed by the county its $295k. now do you think its smart to purchase lets say at $280 or lower the doing 0 repairs and tunring around and putting on MLS and making between 10-40k spread. issue is property needs about 100k in repairs. its in a A area. ARV is 550k+

i don't have the funds for repairs and all but wouldn't mind making a little something on the property 

thoughts?

@Kevin Hunter thank you for the advise. let me see how i can resrtucture the deal as the private lender wants nothing to do with the deal

Hi rich I have another property that is cash flowing enough to cover this one is $&@€ hits the fan I can't manage the property as it's out of state not in my backyard

hello all i need some advice from the professionals here. i have a deal asking price is 129k BUT i don't have the down deposit and the closing cost funds. I have someone willing to lend me the closing and down deposit repayment terms 5 years.

now when i run my numbers the property cash flows $544 monthly that 544 would go to the person lending me the money meaning first 5 years i would have 0 cashflow. is this a smart move or dangerous. i see it as since everything is fairly new and my current property manager manages this property as well i would add another duplex to my portfolio with 0 cost to me

Bryant Schur hi Bryant thanks for taking questions. After doing some reading a lot of people say to go commercial as the banks use the cash flow and the deal itself to qualify you and not so much your personal info as they do for 2 to 4 units how true is that?

hello all. Looking for a little bit of referral. i'm trying to close on a commercial property and bank is asking for a COI on a form 28 adding the bank as additional insured and loss payee. an all risk policy with extended coverage (realty and personally)

a commercial General liability in an amount not less than 1 million

im totally lost here any insurance company you can recommend that will satisfy all the above

Hello my fellow investors. I'm in need of some guidance. I'm purchasing a commercial property and the rate that I got was 5.79 for 3 years then then resets base on the us treasury rate. People Re telling me the rate is too high? Is that true Also can you get fixed rate 30 years on a commercial property (to be specific is a 7 unit rooming house? Lender states not many banks will finance this hence the terms
