Hi, Ashley - Can you come to an agreement on the price with your aunts with the caveat that you will pay them after the house sells? Then you can get a straightforward HML for rehab of the property. $900K for that kind of property in Northridge sounds completely realistic (if it's not on a busy street). I live in Northridge and know a great contractor if you would like an introduction or for us to meet you at the property.

Hi, Jo-Ann - The Northridge popped up as an alert because I live there. I'm in the process of my first flip, but doing it as a JV and my JV partner obtained the financing. So I havent' worked through this yet, but I'm signing up with a wholesaler and expect to have to work through a hard money loan on a flip within the next 30 days. Would you be able to discuss?
