In Florida I read that you can start a property management business with a sales associate license. Does anyone else know if this is true. It must be cause this is what I got from the FREC Q.A for 2009

Does a property manager need a real estate license?
A property manager needs a sales or broker license if the compensation is paid by COMMISSION, and handling rentals and leases for others, not personally owned properties. There is not a “Property Manager†license or certificate. (Check with CAM FAQ’s.) Also, certain rental properties need a license thru the Div. of Hotels and Restaurants, refer them to the H&R website.

Has anyone here started a residential rental PM business?

I manage my property and my brothers and I am thinking of starting a business. Would like to here of others experiences starting a PM company.
Thanks,
Gamal

First time poster and Im liking how people are responding. Thanks everyone I think I found my new favorite website.

OK.
The person has not been taken to court by any past landlords but did check off that she has broken a lease. She also asked me how much the light bill was on average. (Dont know if thats a good thing or not) Yes has first month rent and equal security.
I think I made a judgement that she would be more responsible because its her and her 3 yr old son moving in. Have you guys ever noticed a difference with Mother and child as tenants, good or bad?
Thanks for the responses.
PS I also took her kind of fast because she was the only one that could move in right when previous tenants leave.

I allowed a tenat with past bankruptcy to rent an apartment. Did not think much of since she had all the monies to move in. But now im worried should I.

For future can I ask for higher deposits for people with poor credit?
