Hello,

I have always had my applicants fill out a personal information application with all the usual questions and info. I'm starting up my property management business and have been using Google online Docs. I have an option to create forms online. When they are filled out and submitted they get stored in my data base. I'm already using this for some of my clients info. My question is what do you think of putting my tenants application as an online form? Which could have personal info like social security #. I know its pretty secure but we know everything is not 100% safe.

My second question is what online tenant background screening programs do you guys use? And do they replace the need for them filling out one of your applications? Is this a service a tenant can go to and fill out the form? I was reading in one of the top sticky post about the offer from BiggerPockets and smartmove. Is anyone using that?

Take the proper legal steps to evict them. I'm sure they are not complying with the lease since you cant get into the properly to make repairs.
Why don't you have a spare Key? Learn for next time.

Try what you can to collect the money but be happy to get them out SOON.

Yes just do a google search for landlord payments online. One popular company is TrexGlobal.com Its very easy. You create an account online, the tenant receives an email fills out some info and that is it. Theres a small fee. Many tenants do not like auto payments though.

There are also web services for landlords to get direct deposits from tenants with flat fees.
But a property manager would certainly help. I might seem costly but its more costly having a vacant condo and paying the mortgage yourself.

I wouldn't budge on the security deposit. If they don't have that much then they are probably going to have trouble paying you. I take the first months rent and security deposit in a money order/cashiers check.
In fact when they ask what is needed I tell them a higher security deposit then one months worth. (I know in this market most people only ask for a months worth in security deposit). Maybe I get lucky and collect more, but if they mention something I tell them maybe something can be worked out and then I lower it to one months worth. Then they feel like they negotiated and got a deal. So in the end I still collect my one months worth security deposit and everyone's happy.

I take you haven't had much damage before in your unit because if you did you would want that deposit.

Do you advise against showing a rental at the same time to two or three possible tenants? Or do you think its ok and efficient? Should I schedule the 30 minutes apart. I don't want to schedule it 30 minutes apart because sometimes people are late so I might be stuck at the property for three hours. What do you think?

Hello,

I wanted to know when do you make the decision to issue a 3 day pay or quit notice?
What are the factors that make you serve the notice. Is it a certain amount of days late, is it each month paying late or later. What are your determinig factors. My friend has a tenant and each month pays later and later.

PM would hold security deposits because they should be the ones hiring repair/replacement work so they have the funds to do that with. And they are dealing with the tenants so they can give money back when due.
