@Anthony Gayden I know this post is a bit old, but figured I'd share regardless.

I have a large SFR that's being managed by New Concept PM and I have no complaints thus far with them. They're set-and-forget reliable but available when I need them.

To be fair, this is my first rental and the only PM company I've worked with in an official capacity. Do your due diligence if you consider them, of course.

Not technically the weekend but Tucson Investors group has a meeting every Friday at Fronimos in central Tucson (I believe). You can check their website  at TucsonInvestors [dot] com.

I've personally never been (very new to the game here), but am planning to attend this Friday.

I personally have a 5-bdrm rental on the Southeast side that's being managed by New Concept Property Management. Their rates are competitive and I've really enjoyed working with Dino and his team so far.

Granted, this is my first rental and first PM company I've actually worked with so take all that with a grain of salt.

Signs went out Friday night. Were picked up Sunday night.

Got a call on them today from one Frank Rivera with the city.

"I've seen your signs around and you've got to take them down as we don't allow that. You can have sign spinners but not billboards."

So what I'm hearing is that I can put a sign on a person next to the sidewalk, no permit or anything of that nature required, but I can't put a sign on a stick next to the sidewalk.

Makes perfect sense to me.... -_-

Guess I'll just join the masses sending junk mail.....

@Ross Denman I absolutely understand where you're coming from.

I'm absolutely against the "predatory" approach, as you call it.

I'm not really referring to attempting to wholesale a wholesale deal. 

Instead I'm thinking more along the lines of the following:

John is a wholesaler and gets a great deal under contract. John doesn't have any immediate buyers, but his friend Gaege has offered to do the work of finding a buyer for a $1000 fee if he delivers.

Gaege delivers, John closes 10 days later, and everyone's happy.

In a perfect world, every wholesaler that's found a deal also has connections to find a buyer, but I can't imagine that's the case 100% of the time.

To be clear, I'm not looking to find a wholesale deal and attempt to take another 10% off the top. I'm simply looking for the best way to leverage my buyer network to help other wholesalers for a nominal fee.

No greed here, just looking to create symbiotic relationships leveraging the assets that I have available to me.

A few heavy hitters in the wholesaling arena have suggested a way to initially build some capital is to establish relationships with other wholesalers that have deals but may not have a load of cash buyers, then connect them with cash buyers for a small markup.

Is this a viable approach? In a "hot" market where houses typically aren't staying on the market for more than 2 weeks?

If so, how would I go about finding those wholesalers that haven't already established connections to buyers and what would be the most appropriate way to approach them for such an agreement?

I BELIEVE it can be a win-win, but if approached incorrectly it can very easily come off as "Hey, you're out there hustling and I just want to ride your coattails".

Any input is greatly appreciated.
