Through some more searching on the almighty Google, I found someone that mentioned Legends Escrow Services (http://www.legendsescrow.com/).

Have any of you heard of or worked with them?

Hello all!

You've all been super helpful so far. I've got 58 days to make my first wholesale deal happen so I need to get my team together quickly.

Can anyone recommend a REI-friendly title company or RE attorney in the San Diego area?

The sooner I can connect with one and get the low-down-dirty details about what they'll need to facilitate a transaction, the better. Thanks in advance!

I am only speaking on what I've heard, as I'm very new to wholesaling and just been doing mounds of research.  That being said...

The landscape has changed. The more traditional methods are worn out, many people are numb to them (just like many of us don't pay attention to billboards or tv ads anymore). One has to think a little bit more creatively and market their services in a different way to start reaching those that need one's help.

@Lip Weiss I've been told that putting together a list of everyone you know then getting in touch with them to see if they or anyone they know might be selling a house is a good way to put some tendrils out into the ether.

Networking events as well. It's not JUST buyers that go to these things.

@Euan Arcia I'm on meetup, but there seem to be quite a few "real estate investing" groups and I'm not sure which ones are serious and worth my time.

@Luke Schrotberger thanks for the suggestion. I've found SDCIA on meetup and am planning to attend the Nov 8th event :)

@Andrew Greer beer + REI sounds like a FANTASTIC mix. I was actually planning on checking out the event tomorrow but I'm on last-minute daddy duty with a 4-year-old and a 4-month-old so I'll unfortunately have to skip this one. I've joined the meetup group though so I'll keep an eye out for future events!

@Casey Murray do you know of any in the southern San Diego area? It seems any that I find are around Mission Valley, Del Mar, La Jolla, or further up in Escondido and Oceanside. Thanks for getting back to me!

Hello all!

Figured it's time to give BP a test and see if I really can glean some quality information from all you helpful people :)

I'm new (about a year) to the area and am currently living in Eastlake (southeast SD). 

I'm also very new to real estate investing. As in, I've read numerous blogs, attended meetings, attempted to dig up back taxed land parcels to flip, etc etc. Never done a deal, met with a real estate agent, talked with a title agency, networked with investors or contacted a potential seller.

Currently, I'm working from home full time but would like to transition to spending more of my "work" time generating income via real estate. I do not have a huge bankroll (quite the contrary, I'm hoping there's a way I can bootstrap the REI channel).

I'm curious to hear from those of you in the thick of things, what are the best strategies you'd recommend I explore, given my noob status, minuscule available funds, and our current market situation.
