Hello friends,

I have some tenants that left my rental with a fair amount of damage.  They left without contacting me and or paying last month rent.  I have copies of their drivers licenses and social security numbers.  Should I try to sue them?   If so, who should I hire to help me?

Hey Friends,

I have tenants that have not paid October rent yet.  I have not been able to contact them in any way.  I went to the property today to post a pay or vacate.  They did not answer the door and when I looked in the windows it appears they moved out.  I talked to the neighbor and she says they moved out on Oct 7th.  Do I have to go through the eviction process or is there some provision that allows me to take back the home sooner if it is abandoned?

Hey friends,   I have a tenant that has not paid Oct rent and has not responded to my attempts to reach out in the last 4 days.  Feels like they are avoiding me and I want to get my ducks in a row for an eviction.  Do I need a lawyer?  If so, any recommendations?  If not, where do I learn the process/rules and get all the proper forms?  I am in Everett and the rental is in Arlington.

I am considering converting a 2 attached car garage into 2 bedrooms.  Has anyone done this?  If so, how much did it cost?  Do you have any contractors that would work in the Everett area that you think could do a good job for me?  Thanks, Gabe

Curt Davis,  Thank you for your reply.  yes, I would like to take a look at one of your reports.   What do you provide to the investor after the renovations to show the work was done sufficiently?  For me, I am most interested in the inspection report after the renovations are completed. This is especially true for "Option 1" as described below and this is my current preference for buying my first turnkey deal.

  • Option 1:  Investor purchases a property that is fully rehabbed, tenants are in the property already paying rent, and property managers are standing by to manage the property the minute you own it.  
  • Option 2. Investor buys a distressed property and provides the funds to the company to do the full rehab to the property, and they then find the tenants for the property and then hook you up with property management as well.

@Alex Craig,  The difference for me is that I can evaluate a number of opportunities without having to shell out the inspection costs.

Thanks Chris Tan,    You are correct.  I would most likely be out of state because I live in Seattle and I am hearing the best cash flow opportunities are elsewhere.  What I am really asking is if there are any companies that will already have a professional independent inspection report in hand for all the properties they are offering.  This way I can use these reports to help me decide which properties I want to pursue.  I would like to evaluate a number of opportunities before selecting one to move forward with.  If I pay for the inspection reports on a number of properties the cost is prohibitive.  However, I would think for turn key companies that already own and have rehabbed properties, they would be willing to pay for and offer inspection reports for all their properties.  My question is really: does anyone know of any turnkey companies that operate this way consistently?  An important clarification is that I would want the inspection report provided to me to be from a reputable 3rd party that would not be unduly influenced by the turnkey company that would be hiring them.  I would expect this from essentially any fully licenced home inspector because their licence is on the line.   Can anyone tell me of any turnkey companies that operate this way?

Thanks Ali,  I ask because I am considering investing by partnering with a turnkey company.  I understand there are a number of companies out there so I wanted to create a list to evaluate.  I would like to use an inspection report up front to decide which properties to pursue.  For this reason I was wondering which companies offer this as standard practice for all their properties.  I am interested in buying properties that have already been renovated.  Thanks, Gabe
