@Paul Moore thank you for this. I am familiar with that area and somewhat with the vacation demand, though I haven't discussed STR vacancy rates or hard numbers with anyone.

@Colton Hahn thank you. I have invested in syndications before and would consider others. They are likely one of the most hands off options. I’m also considering the downside of not being able to leverage long term for them though as syndication deals can exit short term as well. You would do the same for all 3 scenarios rather than manage a PM (not completely hands off) or diversify at all?

@Lane Kawaoka thank you for this. Those amounts are only a portion of net worth (other investments in stocks), with some representing projected proceeds from a syndication and some from the sale of a MF with a partner after 8-10x capital investment. Unfortunately, I don't believe I can 1031 if I'm planning to reposition funds out of that LLC to one with my wife and inject additional capital or else there could be more. I'm open to some syndications but when deals are made, for how long, and exiting is out of one's control. I'm not against this characteristic of them because they are hands off but there is a cost associated with letting others be 100% in control.

@Paul Riley thank you for this perspective. I’ve heard about notes investing but haven’t dug deep into them. Something to consider.

@Andrew Bang the occasional visit wouldn’t be a problem, just not the day to day. But as you point out, travel expenses can add up.

I’m looking for some perspectives from seasoned investors who could offer some thoughts on long-distance investing under these scenarios.

What would you if you had $60k/$100k/$150k and:

1. needed to invest hands-off (personally could not manage/could not renovate)

2. preferred short-term rentals (you would like to visit in the summer understanding summer is a popular rental time in some regions); long term is fine though

3. did not care too much about location

If your advice differs (e.g., markets, property type, etc.) for each dollar amount, please share. I’m also curious about your market sentiments.

Hi everyone,

My partner and I are discussing listing our 5 unit MF (Between Wilkes-Barre and Harrisburg). We have two questions:

1. Where are your favorite places to list MF properties? 

2. Do you recommend any agents in this region? If so, please let us know.

Other note, I'm interested (partner is less so) in a 1031 exchange. I'm unsure whether listing locations may depend on buyers openness/familiarity with this.

thank you @Chris K. We are discovering how different the markets are from a legal and tax perspective. Your advice is helpful and may explain why one attorney who was originally willing to help us backed away when we were in another market. There wasn't much of an explanation at the time - we thought it might have simply been distance but not realize there may have been more to that answer. If you happen to have referrals in those areas, please do let us know either here or in a private e-mail. Thank you for your help.
