Okay, not too sure where to start but I came to find out my brother is backing out from a house we were supposed to buy together using a remodeling loan and he was going to put up the down payment while I take care of the project and handle everything else concerning the house, now that my way of funding this house is gone I don’t know where to go or who to ask to partner up with me or where to ask for a private loan for the amount of the down payment. These are the numbers for the house

Houston greater heights

Purchase price 300k

Rehab cost 175-185

ARV 580-615k

I’ll be in the deal for about 480,000

The house is in a PRIME location and I do not want to lose this property I’m even thinking about selling one of my rentals but that would be the last resort. Is there any advice anyone can give on how to find the funding or any other strategy to close on this house?

Hello,

I was hoping you had the time to answer a few questions for me to better prepare for next years returns. First questions is me and my brother want to purchase a property together for our primary residence the next few years as a joint venture. I want to know for tax reasons if better to purchase through my LLC as an investment property or as a private residence. Or if there are any better ways to acquire it can you suggest.

The second is if I want to what is the best way to roll my capital gains into property investment? Should I invest my capital in the stock market through my LLC same as my houses or invest personally then roll over into my LLC?

I currently have 4 single family homes and I am thinking if I should refinance to get a better interest rate.

First property 5.4% loan $114,000

Second property 5.5% loan $115,00

third Property 5.4% loan $85,00

Fourth property 5.6% $116,000

My plan is to keep my rentals long term and do not plan on paying them off anytime soon and they are currently cash flowing about $275 after expenses are paid. Should I start refinancing? Any tips and advice will be appreciated. thank you :)

So I’m sorta in a dilemma I’m currently under contract for my fourth rental and I was planning to take out another loan from my 401k to put as a 20% down payment which is around 38k but I currently got news that this company that I had applied for 3 months ago are interested in interviewing me and perhaps offering me a job which would increase my income and will have better benefits for me and it’s an overall better company for me long term than my employer that I am working with now. So the issue is that prior to knowing about this I got under contract with the mindset that I will be working with the company that I am with now until I pay off the 401k loan off and now that I know about this other job opportunity which is a probability that I might get my questions is would it be better just to withdraw the money from my 401k and get penalize and taxed or just go ahead with the loan and if I get offered the new job just take the hit later when tax season arrives. Or whats another way can I strategies this that I am still able to get my fourth rental and have the green light to switch employers. I hope this makes sense. Thank you.

I currently have three properties that are 30 years loan with about 5.3 interest rate should I go ahead and start refinancing them into a 15 or 10-year loan or Do I just keep the original loan and just pay more towards principal to avoid refinancing and still keep the same cash flow.
