Many of the Duplex zoning codes in Miami allow for 2-9 Units. 

If this is the case with the subject property then you do have a shot at bringing it up to code. In order for the property to be legal it needs to confirm to the use of the zoning. If you are in fact zoned for only 2 living units then the only way to legalize the property is to convert it back to a duplex or change the zoning. 

Changing the zoning may require a variance and you will need to visit the building department for the given municipality to find out what it would take to allow more density than the land currently allows.

Hey @Mauricio Montenegro! What is the property worth? If it is worth a hefty among consider what selling costs will come out to and what will you do with the money you're pulling out. Will the money be put to better use elsewhere?

Hey @Chirag Parikh! Glad to see a fellow member from Miami on here. I would love for you to consider attending our monthly meetup down here. In regards to your post, have you considered STR outside the beach? There are many investors capitalizing on the Airbnb opportunity by Wynwood & the Design District. You can even aim for MFH there and turn a duplex or triplex into a cash cow with 2 units as STR's or diversify your streams of rent & stick one long term tenant the to mitigate during slow seasons of Airbnb. I know some investors getting the best of both worlds with this strategy in these areas. Let me know if you have anymore questions on the topic. Happy investing!

@Josue Vazquez Hey man! I would not call HOPA an issue as it is more just a bylaw of the association. You can only rent to tenants age 55+ or older. I would suggest checking what the days on Market are for rentals in that community. Whether they take forever to rent or not is where we can start classifying this as an issue.
