sell and take equity? or open a heloc?

Hi i currently own a condo in miami with a 100$ cashflow, with 60,000$ in equity. i dont live in miami anymore but i was interested in selling and staying cash until next oportunity comes OR get a Heloc now to lock in the equity into a line of credit until i am ready to use for down payment on next investment..

Any past experiences are welcomed , Also i need some guidance as to what kind of structure i shoud be using , i have my property under my name.
