Clear Title is very investor friendly and will go out of their way to make sure you're treated right. I use them on all my deals. Brett Hart is the owner tell him I sent you. I consider him a good friend now since we have worked together so much.

Best way to find cash buyers is craigslist.  Put out a post that you are looking for cash buyers for wholesale properties.  When you get a property post it and put out bandit signs thats says cheap house 28k or what ever it is and you will get tons of calls.

You can find contract on here.  I suggest revising it to make it your own and  then having a real estate lawyer review it.  You can ask him also about the legal points and you will learn a lot.  It will be well worth paying him.  

This is how I started along with educating myself to death, which I still do. Best thing to do is just start, after you have educated yourself a bit, things will start working out.
