New to real estate investing and would like to wholesale properties to generate capital for long term rental properties.

What are some ways to find motivated buyers ? I.e. Web leads or other

Where is the best place to get a contract ?

any legal things I should watch out for when contracting a house and selling the contract ?

Best way to find cash buyers is craigslist.  Put out a post that you are looking for cash buyers for wholesale properties.  When you get a property post it and put out bandit signs thats says cheap house 28k or what ever it is and you will get tons of calls.

You can find contract on here.  I suggest revising it to make it your own and  then having a real estate lawyer review it.  You can ask him also about the legal points and you will learn a lot.  It will be well worth paying him.  

This is how I started along with educating myself to death, which I still do. Best thing to do is just start, after you have educated yourself a bit, things will start working out.
