Hello everyone, I've been looking for agents who have experience dealing with investors. I'm really new to investing and I think having an agent to work with finding properties and hammering out deals would be the best way to go. Looking to invest in Phoenix/downtown, and the East Valley region ( Mesa, Tempe, Chandler, And Gilbert). If anyone knows of an agent let me know. Thanks guys.

Thank you Johnathan. It didn't sound like a real deal to me I just wanted someone else opinion as well. I tried to negotiate the price down but the seller wouldn't budge.

I recently come across a rental property that is being sold for 146,500. The ARV is 197,000 with comps in the area going as high as 220,000. It also already has tenants living there paying monthly $1,020. It is being sold as is and can be bought and flipped or continue to be rented out the way it is right now. Is this a potential deal or not?

I've been searching through craigslist and there are tons of manufactured and mobile homes that are for FSBO's. My question is are these good homes to try and wholesale? Is there really any profit for buyers to invest in them?

On most of the training I have received, I have been taught to start building your buyers list first, find out what type of properties each of your buyers are into, how much of a reno are they looking to take on, price range, etc and thengo out and start looking for those deals.

What are the requirements to be a club member?
