@Rick Pozos Hello, I went to talk to the person

and his parents past and the house is now vacant and he's planning to sell. There's no loan on the property so It might be a good candidate for seller's financing. The roof is destroyed in the garage space but inside is really outdated but workable. 3 rooms and 2nd half baths on a 3 acre lot. How can I structure a deal for seller's financing or whole sale?

@Joseph I'm planning to do the same because I'm in Roselle with an average property price of 300k and with the interest rates continuing to go up a 60k down payment is not going to get me to cash flow.

@Karl McGarveyHi and thanks for the reply. I do know that the house has to be paid off but if is not, are you saying there's no way to take over the loan beside the wrap?

@Irvin Nguyen Have you tried checking the new rent estimate in the area? It might be a lot hire now with this hot market. This happened to me when I first bought the house in 2018 estimated rent was 1800 and I was only making $200 after expenses and a few years later it rents for $2600.

*You also have the option to rent per room

*Find a new tenant and do a cash out

*line of credit

*Or if you still have PMI, call the mortgage company and tell them you want it remove because you have more than 20% equity in the house.

I'm a real-estate investor with two properties and the third deal might be in my neighborhood. There's a ranch stile home in my town that has tarp on the roof for the longest time and I want to go knock on the door however I don't know what to do If the person agrees to do sellers financing or if he just wants to sell were I could be a wholesaler.

This is me assuming he wants to do something with the property, I would love some advice because I haven't done any of this strategies.

Hello I'm an investor with two properties however I haven't done sellers financing, loan take over or whole selling and there's a property in my neighborhood that I would like to go and knock on the the door because it had a tarp on the roof for the longest time.

I would like to know how to legally do this and who should I contact for the contract if I'm able to get the owner interested in one of this strategies?

Hello, I'm asking for my in law. His selling a property in NC to buy another in IL and we'll like to know if the new property price should be based on the value of the house that's about $319k or on what he would keep that is about 200k after the sale? We don't know who handles this type of transactions and would like to know the right steps to take. One more thing his 75 and he wants to have his daughter in the title incase something happens the house is already under her name, is this possible with a 1031 exchange?

I'm making just a few hundred per moth with this property and if I include property taxes I'm breaking even. This is why I was thinking on paying off the house
