You could do that, but, you've got a great head start there.. put those properties in a LLC and have your folks write the note to that (the LLC).. maybe keep one in 'your' name, but then you're building your business' credit.. (which is arguably more important)

..there are several mortgage experts here so I'm sure its just a matter of time before someone answers your questions specifically.  But, I think you have the basic idea of the BRRRRRR (additional R's for effect) method!

So, If I understand this correctly, the properties are cashflowing for your folks, they own them outright, and they're willing to finance your deal..  for any or all of them. right..?

So why not set it up such that you have X properties in a portfolio loan that they have the note for? Then you can 'negotiate" with the folks so that they get the monthly payment (from you) that they want/need and you can leverage the outstanding equity (based off negotiated pricing) in the properties..

Ideally, you'd be able to pay them the amount of money they want, while allowing yourself some flexibility (in terms of financing) for your next deal(s)

..but be advised, I'm a noob. So, I'm not sure you can do that.. or if its even legal.  :-/
