@Holly O'Brien, you should do some searches on BP for 'DoHardMoney.com'  and review what others have said about thier experiences..

Is your online store a money maker? Will a bank count it as actual income?  (I asked because you'll eventually need a loan)  

...$40k is a nice down payment (or two)..  depends on how you want to invest in RE.

You already have a leg up on most people here, you have $ saved!!  But, what do you mean by, "We want to get on a track to be doing around 80-100k in about 10 yrs." ..??  Do you want to have returns of 80/100k yr?  or do you want to be investing 80/100k yr??

..either way, $60k is a great place to start! Have you go to any local RE clubs in your area? That would be a good first step. But, while you're thinking about that..

I would think that there would be a conflict (between lenders) as to who has 'first position' on the property, but I'm not a lender so I'm not really sure.. I guess it would depend on the lenders (banks vs family or friends) too. Depending on the deal you're looking at, maybe a FHA/203(k) loan would work better?

either way, I'm sure a 'lending expert' will chime in and give you a better answer..

I got hit with this same thing back when I joined. 

Simple fix is to only send a few (like 2/3) messages at a time..  then log out, and log back in later (again, a few hours..) and send 2/3 more.. (while changing up the message)

its more time consuming for us (the users of BP), and I'm sure, less annoying for the BP mods !

Depends on your strategy...

Turnkey properties offer a 'simpler' investment, especially when pared with good PM.

Fixer uppers usually offer a better COC return..

.but then again, you can't BRRRRR^10 a turnkey.

..so it all comes down to strategy.

Hmm...  tricky question..

On one hand, you have a profit margin to maintain.  :-/

..on the other, karma pays much bigger dividends and (if it were me) I'd give these people a free three day pass. I mean, they were kicked out / evacuated, probably highly stressed, put in uncomfortable situations..  

cut them a break..  whats 3 days rent anyway..

(and yes, if they aren't 'good' tenants, remove them when you can!)
