Thats the problem I'm facing. the family mortgage broker flat said she doesn't and wont do VA mortgages... something not being licensed to do-so.

How do I look up a broker in my area thats reliable? I'm nervous to use people that I dont somehow have ties to. Of course, with this being said I just realized that a have a buddy of a large health company who does lots of investing that could probably help me out with that one....

So I *can* have multiple VA loans out, as long as they dont exceed what.. maximum VA allowance, or what I *personally* qualify for?

Does anybody know how to track down a VA Loan officer in my area? MY family company, who they've been dealing with for years, doesn't do VA loans :(

I know with VA home loans you can only have 1 mortgage out at a time, what about fha loans? Because my situation is I'm looking to buy this summer a du-tri/plex, and after a few years upgrading. If I take the VA loan that I want, I wont be able to get another VA loan I dont think. If I get an fha loan at first, and *then* a VA loan in a few years, will that work?

I've spoken w/ the company my family has used for years and I feel like I can do well with them, but they dont do VA loans.. only FHA and other loans.

I really want a VA loan because of the great benefits of it.

How can if i find out who in Orchard Park, NY does VA loans?

So I think I may be shifting my direction for my first investment property from a multiplex, to a duplex. I have my personal reasons for this, but I have a few questions.

Are duplex's typically easier to qualify/get a loan for? I'll more than likely be using a VA home owners loan.. but will go with the best option of course. But I'm under the impression that duplexes tend to be a tad bit easier to qualify for due to incorporating the rental properties income (or half of it anyhow)

And there's not going to be any potheads in my residency, no matter what their excuse. I have ZERO issues with seeing eye dogs though.

I like the idea of no cats, and "family-oriented dogs" with the whole 'meet and greet clause' before they move in.

I like the idea of no smoking on the PREMISES also.... how would that be enforceable though??

I think I could do a refundable pet-deposit (to keep them motivated to keep the place clean), but will probably also charge them an additional $25-ish per month extra for it.

Thats what I'm worried about; soaks into carpets, walls, ventilation systems etc. Plus it leaves a coating of nasty nicotine everywhere.

Thats why I think I'd have a "meet and great" clause, where I can meet the dog and see how it reacts to me and see how well it is behaved... that way even if it is a bigger dog, if I can see that it is docile I think I'd let it in.
