What City/County is this property located?

What is the current zoning on this house? What is the future land use?

What are your neighbors zoning/uses?

If you said this was a duplex before converted to a SFR, do they still have two addresses? Do you have two electric/water meters?

What I am saying is that every city county will be different. The current/future zoning and the use of your property as well as what is happening in your neighborhood will determined if this will be approved or no.

What I would do, is to print the survey, go to the city/county and talk to the zoning department. Explain that this was a duplex before and you just want to go back to that. See what it would be allowed and what are the steps you need to take.

Check your lease agreement  and State laws as other have suggested.

This may be an opportunity to get a better tenant and run background checks, credit history, etc. As well as make sure everyone over 18 signs the lease agreement and maybe rise the rent.

Yes @John Thedford, I do not argue that. There are several unlicensed wholesellers doing that.

Sometime buyers get the best deals through them and there nothing we can do about that. Never done any deal with a wholeseller.

What I am saying is that any buyer will need to do their own DD. 

Can't trust written comps or written estimates from a wholeseller. You need to get your own.

Even with written comps and written contractors estimates you can't go back and sue the wholeseller on a deal gone wrong.

Good luck getting 2 or 3 of these points from any wholeseller in Orlando @John Thedford

Usually really good deals get purchased by experienced buyers before you can even type the email requesting all these things. Sometimes wholesellers contact their preferred buyers even before they send out their listings.

Requesting all these items will put you at the end of the list.

What I would suggest, is to work with a real estate agent that can give you the actual comps and help you evaluate the ARV.

Also, be the first to request a site visit, and work with a Contractor that can visit the house with you and give you an estimate on the repairs/updates you need to get the ARV.

Not sure if they will show you their purchase contract before paying a deposit.

I have a structural engineer that can help you with plans and design. 

But if you are just replacing an existing truss, your contractor may be able to pull a permit and repair/replace an existing structural element as long as you are not altering the original design.

You can call for a courtesy meeting/inspection and ask the inspector what it would be required before spending the money with an Architect/Engineer.
