In Orlando FL, Orange County Sheriff's office will cease evictions during the coronavirus pandemic, following closure and cancellations that have leave many of the county's service and tourism workers without pay.

You have the option to get an eviction done and this tenant will get that in his record. You need to spend the money but you will make sure he will be out in 30 days.

Also, the option of offering this tenant some money (court fees) to be out without an eviction. He only gets the money as soon as he is out and you have replaced the locks.

Or you have the option to keep waiting for this guy to move out.

Either way you are in a bad position. No way to collect the money owed. Even if you get the eviction and a judgment in your favor to collect, it will be very difficult to collect. Just be content with getting the house somehow decent.

Just do the best you can to get the house back in the best way possible to put it in to work again. Good luck!

Just ask the seller to have the roof inspected by the city and get a permit pulled. Or you get a roofer give you a price, and ask for a discount in case the city ask you to replace the roof.

Also ask the roofer to inspect the roof and see if it was done properly and it can pass an inspection.

Run all the numbers and see what price will work for your plan. Jump on the BP calculators and run all the numbers. Are you planning on keeping it as a rental? Do you want to do a flip?

Depending the location in Altamonte Springs, it could be a good rental. Have you seen the property inside? 

Why is she trying to evict this tenant? Does she have a reason? if not, cash for key may work for both.

Run the numbers, add $800 for a lawyer to do an eviction or Cash for Keys if you need.

Check the lease agreement before getting into this. Most of the lease agreement don't allow for subleasing the property.

Have you call them to find out the rest of your numbers? 

I checked their website where they have 10 houses for rent or sell, but the information is limited. Lots of nice pics

though! 

Usually they have an HOA fee for all the amenities. Make sure you include this fee in your numbers.
