For those that are getting mortgages through banks/credit unions, what success are you having with trying to come out of your own pocket with the 20% down? Getting seller to pony up 10-20% in second position? Please share what your doing/have done.

Have you had success with any online banks for cash out refinance? Bankrate, Rocket, etc... Local banks/credit unions don’t have great options.

@Martins Osasuwen I would say that depends on your end goal. Rentals will likely be easier to find.  IMO, Fix and flips are harder to find and make the numbers work unless you have cheap money, cheap labor, or both.

@Christopher Baude wholesaler on Delreia FB page just listed a deal on a house in Lewes for $229. No in-law suite but maybe you put in addition?

That was my thought. STR is the way you have to make money in vacation areas. Gonna have to go further out. There has to be something within driving range for those employees that work there full time.

@Christopher Baude if you build or buy near the beach, would your numbers work? You’re looking at higher than average purchase prices, can you get the rents you would need?
