We fund "blanket loans!" Place 5 or more properties into one loan, one payment at a reasonable interest rate. 30 year fixed available. Use for a cash out refinance or a purchase or regular refinance. Must have 2 years of investor experience. Maximum LTV is 80%. Can be SFH, 2-4 unit. $75,000 minimum per property. Must total $500,000 or more. Will accept fewer properties if total is still $500,000. We fund fix and flip loans in most states. We lend 100% of the rehab budget and as high as 90% of the purchase price. No seasoning of funds, no tax return, no prepayment penalty. The more flips proven with settlement statements in the last 3 years, the better the rate and the better the terms. We will lend to beginning flippers. They always fund the rehab fees so it's literally a 0 down loan if you use your LOC for the down payment. Lending in most states. 12 months interest only payments. No prepayment penalty.
