We fund high end land loans in 48 states. Must be $1 million or higher. Minimum 30% down payment, sometimes more. Can be used for most anything. Does not have to be agricultural. We fund fix and flip and long term hold loans in 45 states. Flip loans can be funded as high as 100% financing with the right experience and ARV. Most fund at 80% loan to value of the purchase price. We fund 100% of the rehab. Low rates. Fixed for 12 months. Interest only payments. As low as $75,000 loan amount. No prepayment penalty. Long term hold loans can be used for cash out of a previously rehabbed property or straight purchase loan. No tax return needed. We use rents to qualify. Prepayment penalties. We fund business loans to be used for flip down payment. One closed last month at $535,000. Must have 700 credit score, a business entity for 2 years, a $50,000 taxable income on the 1040 form.
